You might be so excited to find a target after a long search, the story behind a seller’s motivation might prompt you to say yes before going through the math on the investment.

If you have developed guidelines, now is the time to use them. Don’t wait until late in the transaction when a seller is putting pressure on you to move to sit back and think about the investment. You are more likely to make a rash decision or submit to a seller’s negotiating point that you would not have otherwise. Just because a home is undervalued doesn’t mean the seller is resigned to getting the short end of a deal.

While volume might be a valued statistic in the retail industry, real estate investors should avoid counting investments instead of counting profits. Just because you’ve found a handful of undervalued homes does not mean that you need to get involved with each one no matter how small the profit.

In real estate investing, you do not make up your profits through volume. Instead, strong real estate investors will spend time on the properties that will net them the biggest return and focusing on that one strong prospect instead of 10 inferior ones will help you develop that investing skill.

While it is exciting to find an undervalued home that you might think has the potential to be a solid real estate investment, don’t get carried away by that excitement and forget to evaluate the deal properly. Do your math to make sure that the time you put into a property will be rewarded, no matter what the selling price might be. You will be a better real estate investor over the long term if you do.

Lagos warns illegal developers in Lekki-Epe

The Nation reports that the Lagos State Government yesterday warned illegal developers and land speculators in the Lekki-Epe corridor to stop forthwith their unlawful activities or face the law.

Commissioner for Commerce, Industry and Co-operative, Prince Rotimi Ogunleye gave the warning when he toured the area where the 16,347 hectares Lekki Free Zone (LFZ) project is sited.

The government, he said, was worried by the trespassers activities who have been swindling buyers. The land he said, was under acquisition.

Ogunleye explained that buyers who did not do “proper investigation at the Land Bureau and the Surveyor General’s Office” risked losing their money. Besides being being acquired, the land, he said, was committed to LFZ projects, the resettlement of affected communities and other schemes.

He noted that signposts of private estates, private universities, companies, a military zone and host of others were some of the “visible encroachments” on the land.

The commissioner said Governor Akinwunmi Ambode had approved that stern measures be taken against the illegal developers and the structures removed.

Ogunleye advised the public to be wary of dubious advertisements on “land purchase beside the Lekki Free Zone” sponsored by private estate developers on almost all radio stations in the state.

He said the development projects the land was acquired for were in progress, citing the LFZ project and Dangote Refinery and Petrol Chemical Plant as part of the multi-billion dollars investments there.

Efunroye Tinubu’s trustees seek role for women in politics

The Registered Trustees of Late Madam Efunroye Tinubu has called on women to take up challenging political appointments in regardless of gender inequality and bias.

Speaking on behalf of the Trustees at the memorial service held in honor of the LATE Iyalode Efunroye Tinubu on 3rd of December in Lagos, Chief Executive Officer of Adamakin Investments and Works Limited, Mr Akindele Afolabi stressed the need for women and youths in the society to be proactive and industrious.

He said: ‘We decided to use this annual medium to laud the diversities and industrious attributes of a black woman who single handedly acquired land all over what we now have as Lagos State.

‘We have a woman who braved all odds to make a name for herself even when there was no human right or equality.

‘In this present-day woman have a lot of rolls to play in governance. Mama was a beacon of light to many women around the world. She successfully carried out trade deals between the British and even the Portuguese in a time when security was a major challenge.

Efunroye Tinubu Estate: Family Reaffirms Adamakin Limited As Holder Of Power Of Attorney

The family of late Iyalode Efunroye Tinubu has reaffirmed the appointment of Mr Afolabi Adamakin of Adamakin and Works Limited as the bonafide and sole agent given the Power of Attorney by the family over the Estate of the late Efunroye Tinubu.

The two branches of the family, the Lumosa and Sobowale, disclosed this at a joint meeting held at Lumosa’s Compound, Oke-Ido Gbagura Abeokuta.

The Secretary-General of Madam Efunroye Tinubu Estate, Rev. Adio Bakare, said the family unanimously denied the Power of Attorney allegedly given to some other people like Lagoon Park Global Resources, Mansfield Real Estate Company, Integrated Service Limited, Mr Onyebuchi Opara Ugo, Mr Timothy Ogbonna, Mr Taiwo Oyewunmi, Mr Akeem Osuolade (a.k.a) Olowobusobuso, Mr Temilola Dawud Adesanya and Mr Ibrahim Mojeed.

According to him, the family further condemns the signing by the trustee for Oloto Family that Alaka land does not belong to Madam Efunroye Tinubu family, adding that “it has come to our notice that some unscrupulous people have been circulating rumour around Lagos State and its environs that the Power of Attorney given to Adamakin and Works Limited has been revoked by the family. Those doing this are doing so in order to successfully carry out their dubious act.

“We are also stating categorically that the family does not and will never give Power of Attorney to any other person. Therefore, the Power of Attorney given to Adamakin and Works Limited by the Legal/Administrator of the Family Estate and Properties is still intact and unrevokable. We are appealing to the general public to please stay away from these people because they have no legal right to represent or operate in any capacity on behalf of Madam Efunroye Tinubu family.

“The family, then, jointly agreed that it is only Afolabi Adamakin of Adamakin and Works Limited’ that is the bonafide Attorney of the Family and the family has agreed on the inclusion of more people to be members of Trustees to make their work transparent.

“This is to also let the public know that those trying to sell or develop parts of the land behind the National Stadium/Alaka/Iponri are doing so at their own risk; whoever trying to engage in any transaction with any person(s), or group, or company mentioned are doing such at utmost risk,” the family stated.

Ijora Land Dispute: Hearing Stalls In Suit Filed By Tinubu Estate Trustees

The suit filed by the Trustees of the Estate of late Iyalode Efunroye Tinubu before the Court of Appeal sitting in Lagos to challenge the decision of Justice Wasiu Animahaun of a Lagos High Court, on a disputed Ijora land stalled, on Friday due to the absence of the Justices of the Appellate Court.

The hearing could not go on as scheduled because the judges had to attend a valedictory session organised in honour of the retiring Court of Appeal President, Hon. Justice Zainab Bulkachuwa, who will retire from the Bench on March 6, as she attains the statutorily mandatory retirement age of 70 years.

Ayoyinka Roberts, counsel to the trustees had filed the suit against the judgment of Justice Animahaun of January 23, 2019, which dismissed the appellant’s counterclaim filed on June 8, 2017, in a suit delineated M/5/2009 on the ground that it was an abuse of court process.

Dissatisfied with the lower court’s ruling, the Trustees had filed the appeal praying the appellate court to set aside the entire ruling of the lower court made on January 23, dismissing the appellant’s counterclaim filed on June 8, 2017, in suit N0, M/5/2009.

In the appeal marked CA/LAG/CV/589/2019, the Trustees is also praying the court for an order reinstating to the cause list of the lower court, the counter-claim in the same suit dismissed by the lower court as well as an order for the trial of their counterclaim before another court within the same jurisdiction as constituted before the lower court.

In a 12-paragraph affidavit in support of the appeal, the trustees also prayed the Appellate Court to stay further proceeding on the matter pending the determination of the appeal, stressing that taking further proceeding in the matter will foist a situation of helplessness on the court of appeal and render the appeal nugatory.

According to the appellants, the lower court erred in law when it decided that their counterclaim was an abuse of court process despite acknowledging that the counterclaim in the suit before him was the earlier in time.

But the respondents have argued that the counter claimant’s action was an attempt to reopen the issue litigated upon in the previous suit, which amounted to an abuse of court process.

Ownership of the vast hectares of land spanning to Iganmu, Ijora, Badia, Orile and Coker Village areas of Lagos State has been a subject of litigation for over 37 years before the Supreme Court on April 3, 2009, pronounced the Ojora Chieftaincy Family the legitimate owner of the disputed land.

Ayoyinka had stated that though the matter stalled, they are still maintaining the status quo in respect of the court. A new date is yet to be fixed for hearing in the matter.
